    This is a pretty watercolor by noted, and listed American artist, Alice Preble Tucker de Haas.  If you ever wondered what many of the older houses in New England look like this is a great example, particularly of Vermont,  where you will often see a bit of organized chaos in the yards, many of the houses in upper New England have metal roofs.  Notice the stone wall, so common in much of the Northeast, even with some new houses, in part, the stones are endless throughout the states.   There appears to be a well and a shed or garage in the left area and the omnipresent flowers seen throughout Vermont.
    The painting is unframed and the dimensions are about 11"x8" and is in good overall condition.  It is double matted, perhaps was framed at one point.  Like many old watercolors there is probably some bleeding and toning, but there are none of those brown stripes seen in many of the marine watercolor paintings, which she was very well known for.  de Haas,(1859-1920) grew up in Boston and painted both oils and watercolors and also was acclaimed for her miniature paintings.  She studied with the best, William Merritt Chase, Robert Swain Gifford.  She exhibited all over the country such as the St. Louis Exposition in 1904, a rarity in her time, especially for a female artist.  Although she doesn't have many auction records has been written about in various publications and her art hangs in various .museums, including the Smithsonian in Washington, D.C.  I would suggest consider a Do It Yourself framing project.  For about Frame It Easy will send you a metal frame, plexi, and matting.  Ask for information.  A professional framer might charge about .  It is signed in the lower left, "A.P.T. de Haas.  She was married to the famed Dutch American artist, Mauritz de Haas, and widowed and remarried.  She is one of the few woman artists born before the Civil War that I have come across.  This watercolor isn't dated but it is over 100 years old.
